I got your voicemail from yesterday afternoon, my apologies for the delayed response, as I
was meeti ng to meeti ng a I I day yesterday.
I have reworked the numbers, removing the pool equipment from the principal coverage, and
adding it to the accessory coverage.
In speaking further with my clients, they have decided that they are removing the
detached garage from the current application as they will not be able to build that
garage for at least a couple of years, and during that time, their needs may change.
At this time, they would like to simply focus on constructing the principal residence, and
installing the pool.
Therefore, the revised numbers are below:
Pri nci pa I Residence:
Includes the overall footprint, including carport, covered deck, front porch, front steps (all
have a 1'-0" overhang), and scapewell (basement egress).
Total coverage = 3.149 s.f. = 29.4% (which is less than 30% allowable)
Accessory Structu res:
Pool water = 16' x 23' = 368 s.f.
AC unit, and pool equipment = 19 s.f.
Total Accessory Coverage = 387 s,f, = 3.6% (which is far less than 10%
allowable)
Total Lot Coverage = 33% vs. (40% allowable).
