Whether the benefit sought by the applicant can be achieved by other feasible means. Identify what alternatives to the variance have been explored (alternative designs,attempts to purchase land,etc.)and why they are not feasible. We explored a different size and shape to the patio but due to the narrow width of the property aligning the patio with the face of buildinq allows for an adequate patio size and function We made the garage as small as possible to accommodate two cars. The garage fits within the maximum accessory building coverage owever t e imite size oes not a ow or an interior stair to access t e storage o t a ove. o gain access to storage on the second floor,we are requesting relief to construct an exterior open stair. 2. Whether granting the variance will produce an undesirable change in the character of the neighborhood or a detriment to nearby properties. Granting the variance will not create a detriment to nearby properties or an undesirable change in the neighborhood character for the following reasons: The patio will not extend past the west side of the principal building and will remain within the building setback. The 4'-11"space between the patio and the side lot line is sufficient width to supoort veqetative screeninq from the neiqhborinq rear yard. The garage is within the accessory structure setbacks,the additional square footage requested is for an exterior stair which is located toward the interior of the lot and not the adjacent neighboring parcel. The requested variance is not substantial for the following reasons: The patio setback is not substantial due to the location being aligned with the face of building. The requested accessory structure area variance is for sixty-three square feet or 2%of the lot coverage. The design of the open stair is intended to reduce the apparent mass and limit its visual impact on the neighborhood. We do not believe this to be ,,�....,....;,.� 4.
