The Owners had attempted to save the slate roof but it was beyond repair. Aftei discussion and review,the DRC approved the project�vith the condition that the final roofing inate�al for the.tnaiti roof be tevie�ved and appYoved by the DRC Chair. The O�vner,the Contractor and myself have ieviewed the TniSl�lte product and have found that the ins��.11ation method (a polymer type st�p)is not recommended foi the�veathei condirions and temperatw:e variations such as is found in this area. Other revieweis and purchaser h�ve quesrioned about whether d�e slate is quarried in the US ot China. There appears to be a veiy long�vait time for the product to be sow:ced. Also,there ate sevetal la�vsuits pending about the inadequacy of the TnlSlate�varranty. In light of the infot�rnation uncovered about the pioduct,the Ownei has researched other roofing matesials besides the TruSlate. Pei quotes received froin Ridgeline Roofing,xeplaceinent of the e�sting ioof with a GAF Slateline shingle�uill cost appro�imately$21,624 and replacement`vith real slate will cost appro�tnately�62,720. Due to the cost diffetence and availability of the matet�als,the Owner�vould prefer to install the GAF Slateline (or Certainteed equivalent). On behalf of out client,EACo.is submitting mate�ial samples of the GAF and Certainteed Slateline shingle for xeview by the DRC Chair. We appreciate that the DRC will understand the need for this review. We feel that as there are several other homes and builclings�vithin this Historic District that have similar replacement soofs,this material request is not atypical of the area. Also,as the Owner is pursuing a full renovation of this building,including coppei sno�v slides and full wood siding restoration/xepa.ir,including the fact that substanrial funds have already been extended trying to save the existing slate roof,the additional financial obligation of a full new slate roof is excessive and may not be able to be met. ApplicantlAgent Page 1 of 1 Design Review Committee To Whom It May Concern: ' My name is Sharon Byrne, I am contacting you regarding the status of the construction at 203 Church St in Saratoga Springs. I would very much like to tell you the history of that building for as long as my family has owned it. This was the first property my husband and I purchased after arriving in Saratoga Springs, approximately 50 years ago. We lived there for several years and when the area became heavily trafficked,we � transformed the building into an orthodontic office for my husband, where he practiced for many years. My son joined him in the practice about 15 years ago and unfortunately due to a lack of adequate space within the existing floorplan,the practice was forced to move locations. Initially,the hospital expressed interest in the building but after several years of being unable to bring anything to fruition with the hospital, we decided to hold the building for one of our other children. On November 6, 2006 we obtained approval to add a one story addition to the existing building for an endodontic practice for my daughter and her husband. This however did not move forward as the space turned out to be unsuitable for the use. We closed up the building, maintained it, paid taxes and insurance on it until the present time when we finally moved forward with plans to transform this building into a law practice for my daughter. We started renovations,this year and were devastated to learn that after maintaining the building for years,the roof was totally gone,the slate was brittle and broken,and there was no hope of retrieving it. It was original slate that had come from Pennsylvania in the 1920's and was never a superior slate but was used simply because it was the least expensive available. I have had multiple conversations with several roofing contractors in the area and as far away as Vermont this last month. We have tried diligently to adhere to all the requirements set forth by DRC including the removal of the aluminum siding installed before we purchased the building. We have been working to fix and repair the underlayment of cedar that was there originally. We are fixing and repairing the original windows and striving to maintain the character of the building inside and out. We have learned through research and conversations with roofing contractors that they do not recommend TRU SLATE in this climate due to the plastic flanges used to install the product as they crack with the extreme differential in climate here as do some of the synthetic slate products. We are therefore asking you for permission to utilize a very high end GAF SLATE LINE SHINGLE that emulates the appearance of slate without the total monetary burden of real slate. We are coming to you in hopes that you will grant this request and take into consideration the status of this project. We are quickly approaching winter and need to remove the old roof and install the new one as soon as possible. Building materials are in short supply and have long lead times so we need to order the materials quickly and resume work on the building. Nothing can proceed forward on the interior until such time, as there are many leaks in the roof to contend with. The ability to move her law practice to this building means a great deal to my daughter as she was born there, lived there for a short time and frequently went there after school while my husband was working. We truly appreciate the importance of maintaining the historical integrity of the building as one of the gateways to Saratoga Springs and hope that the board will appreciate all of our efforts while at the same time allowing us to substitute a more cost effective alternative for the roof which we feel will still give the appearance of slate.
