Good Morning Amanda, The intent is for this space above the garage NOT to be a dwelling unit. If that means eliminating the kitchenette, and simply having a bedroom and bathroom, then we are absolutely willing to do that. Please see the attached proposed garage plans. You are correct, I misspoke regarding the rear yard setback. There are two fronts for this property. I spoke with the Zoning Officer regarding the living space in the garage. His interpretation is that the extent of the scope would classify as a dwelling unit, so would need relief for the second principal structure and coverage. Please provide the total proposed principal coverage for the house and the garage including any overhangs, decks, proches, etc. so that I may add you to the 9/28 agenda. The space above the proposed garage will be finished space above an accessory structure. The space is intended to be a guest suite to be used intermittently as necessary, and will consist of a bedroom (studio) space and a bath along with a small kitchenette with a sink, small fridge, and enough countertop for a microwave and a coffee maker. I have developed floor plans, and will send the electronic files! As this is a corner lot, with frontage along both Granite Street as well as Vermont Street, doesn't this have 2 fronts, and 2 sides, but no rear yard? I believe that is what I have experienced in the past. If you could please clarify, I can adjust our variance request as necessary. In regards to the garage, there is an existing garage on that property, in some disrepair, but it is accessed from the alley. The existing garage will be torn down and replaced with the proposed garage. The access will remain from the alley, so no new curb cut will be necessary. The frontage for the existing home on 28 Granite will remain in it's entirety. We will be able to maintain the 5 foot requirement between the covered deck overhang and the pool. We will make the pool slightly narrower to accomplish this. I will send along the garage plans shortly. I believe I submitted a survey with the application...could you please confirm? I will send along an electronic copy as well! Please let me know if you require anything in addition in order to keep us on the agenda for the 28th!
