Here are a few answers to your questions/comments: Y
• Minimum lot size relief for Lot 1 (single family residence) is 250 SF
• Average lot width for Lot 1 is 44 feet. Minimum average lot width relief is 6 feet.
• • Noted that the min.front yard setback for existing structures not required
• Noted that the west side setback for existing structures is not required
• Noted on the 10' required setback per zoning ordinance. We can remove the patio curb leading to the
stair and reconfigure the landing for the patio/deck stair. Note that the existing patio/deck is part of the
existing structure.
• For clarification, are you referring to a sidewalk encroachment at Lot 1? If so, we can accommodate this
request and pull back the retaining wall and accompanying steps back to the property line.
• The owner is aware of the maneuverability into the space and is comfortable with it.

Good morning Artur,
I have been reviewing this application with consideration from both Susan Barden and Patrick Cogan,
Zoning Officer. I know that there was quite a bit of correspondence on this while I was out on leave
earlier this spring.
A few questions/comments:
• Will need minimum lot size relief for Lot 1
• Will need minimum average lot width relief for Lot 1 - please provide
• Min. front yard setback for existing structures not required.
• West side setback for existing structures not required, east side and total side.
• Relief required for patio setback/patio ramp, 10' required per zoning ordinance - provide actual
setback
• The sidewalk encroachment will need to be eliminated
• Consider asking for relief for parking, there is a concern with maneuverability into and out of these
spaces.
In the meantime, I have put this application as a procedural item on the 9/28 ZBA agenda. The Board wil
likely begin the coordination of SEQRA review and defer Lead agency to the Planning Board. We won't
