It has incurred some water damage, but prior thereto, it served as a CPA's office. My wife and I would like to convert the unit to residential use (like all but one other unit in the building). Under old Code: I believe the addition is permitted under the old Code: �, 1. as long as the addition complies with Subchapter.B, i.e., it would have to be type I, IIa, I or IVa construction—which we could comply with I " 2. 1231.4(b)states that an addition shall not cause the existing building or the combined I existing building and addition to exceed the height and fire area limitations as provided , in Part 705. The addition is not causing the building to exceed the height—it has be�n �' this height since 1907, and with the new addition being separated by a proper fire rating we are not adding to the fire area 3. we are also not exceeding the 50%rule of 1231.4(c),but are willing to install a 2 HR fire resistance wall between the existing and the new addition Under the new Code: I believe that the addition is permitted under the new Code: l. the addition would have to comply with the new Code and would have to be any type of construction other than type Vb 2. the remainder of the remodeling would fall under alterations which I don't believe triggers anything that is not easily dealt with 3. the worst case scenario that I could find would be to bring the entire building up to a type Va construction, and according to the new Code this can be accomplished by the addition of an approved sprinkler system Page 2 March 6, 2003 Biffer/48 Union Main House Based on this,I believe that you and I can work out the details of the construction and mating of I�, the addition to the existing building in 1-2 meetings during the building permit application review process. However,I do not believe that and of those details will affect the external appearance of the proposed remodeling, and would ask that you pleas�forward the permit for Historic Review.
