I left you a voicemail this morning but thought I would follow up with you by email . It seemed that the main concern from the last zoning board meeting was the pri nci pa I coverage. Based on ou r ca Icu lations, ou r existi ng coverage Pri nci pa I Bu i Id i ng Coverage is a pproxi mately 23% of ou r property. Based on ou r a ppl ication for the proposed 10' x 14' deck addition, this would only increase to 24.7% of Principal Building Coverage. Our accessory structu res (two sma I I, remova ble sheds) accou nt for a pproxi mately 1%. The second concern was if we were to build beyond the relief area that we are requesting . We have one property stake that is directly behind the area that we are requesting to build our deck. Would it be possible to have a representative from the building department visit our property prior to construction and for approval of this request for us to agree that we are indeed requesting relief from 25' to 21' for the minimum yard setback, which would not be built past? If this is not possible, would it make more sense to amend our application to 20' from our property line to ensure that we do not exceed the relief area requested? As we mentioned in our application, we are seeking this modest addition to our decking to ensure a safe space for our family. The existing deck that was in place when we purchased the property was not built to code. With railings at an insufficient height and balusters that our toddler can easily slide through, the existing structure presents a serious safety hazard for our family which we wish to rectify.
