Reviewed by the Saratoga County Planning Board on October 20, 2016. Decision: No Significant Countywide or Intercommunity Impact Comment: We originally reviewed an appeal associated with this property two years ago when various variances were under consideration. The subject property is located in the city's UR-4 District and has on it an existing 3-unit residential structure. The applicant was then proposing to construct two more 2-unit residential buildings and a 2-car garage for each with on-site surface parking areas. District requirements meant that the two residential buildings would need 25-foot front yard setbacks. Reasonably, the applicant desired to set the buildings at 16'to match existing street alignment, noting that placing them at 25'would create an inconsistency with existing house settings along the street. Under the original submittal, maximum principal building coverage allowed in the UR-4 District is 25%. Proposed building coverage was 26.45% (not viewed as a substantial overage by SCPB for a 32,000 sq. ft. city lot). Presently the applicant proposes a quick and standard subdivision to create two lots, one being 19,153 s.f. on which the existing structure and driveway/parking area will be located, and a new lot of 12,483 s.f.
