ZBA Members— The ZBA has previously requested additional information regarding the pending area variance application for 7 Iroquois Dr. The questions&response is as follows: 1. Coverage of the actual pool, pool equipment, generator&AC unit. (See attached updated plot.plan with above mentioned items) Pool Coverage(without patio): 535 sq.ft. Generator Pad: 13.4 sq.ft. AC Unit Pad: 2.3 sq.ft. Pool Equipment: 40 sq.ft. Combined Coverage: 590.7=591 sq.ft. Total Lot Area: 9,348.4 sq.ft. Accessory Structure Coverage= 6.3%(160 sq.ft/1.7% less than 8% max. allowable). 2. Neighborhood Setbacks: A ZBA member requested setback dimensions for adjacent homes along the street. It is difficult to obtain exact setbacks for adjacent homes and/or homes in the neighborhood. Measuring from Google mapping(see attached map), depicts a neighborhood setbacks to be similar in nature to what is requested. There appeared to be at least 3 other homes with setbacks at approx.. 21'. The 21' 6" setback being requested for this project is only 4' closer to the road than the existing porch and does not appear to be significant. See the attached Google Map pdf which depicts Iroquois with a red line drawn parallel. It does appear that the addition will be consistent. To address the ZBA member's concern about a neighbor sitting on their front porch and having a view obstructed: It should be noted that the adjacent homes on both sides of the project property have minimal porches which are not conducive for seating. Also,those same homes themselves obstruct the porch view in the direction of the project property. 3. Concern about the 3'width: A ZBA member was concerned about the additional 3'width and asked if it could be reduced in size. httos://m.saratoqa-springs.org/h/printmessaqe?id=105518&tz=America/New York 1/2 6/9/2020 Zimbra The Owners have reviewed the cost of the width vs.the benefit sought. The benefit of additional storage and functionality within the garage is not met with less than the requested 3'. If the addition width was reduced,the cost for only 2' would outweigh the benefit. E-mail correspondence was forwarded to the City from the Northern neighbor, who would be most effected by the 3' addition width.
