RE: SCPB Referral Review #20-52-Area Variances-Stewart's Shops Corp.
Proposed redevelopment of existing site by demolition of the existing convenience store and gas
islands/pumps and construction of new 3,851 sf store w/gas pumps and canopies. Relocated
siting of building and pumps/canopies will require area variances for lot coverage, side yard
set-back (store) and front yard set-back (gas canopy).

Received from the City of Saratoga Springs Zoning Board of Appeals on April 23, 2020.
Reviewed by staff and two members of the Saratoga County Planning Board on May 21, 2020.
Decision: No Significant County-wide or Intercommunity Impact
Comment: In accordance with the Memorandum of Understanding (MOU) between the City
of Saratoga Springs Zoning Board of Appeals and the Saratoga County Planning Board, the
above-noted referral for Area Variances has been reviewed by staff and with necessary
concurrence has been deemed to present no significant county-wide impacts. In reference to
the future site plan to be referred, we recognize continuance of the two existing driveway
locations, no curb cut permit required for access to/from state road, and per plan sheet S-7,
Vehicle Routing Plan, there shall be no use of the Gilbert Road point of access for fuel deliveries
and circulation thru the site is unencumbered.
