NOTICE OF
ADMINISTRATIVE ACTION
In the matter of the request for site plan modification relating to application
PB APP. #18.027
LAKE LOCAL
550 UNION AVE.
SARATOGA SPRINGS, NY 12866
to permit the modification of the original approval granted September 20, 2018 in the following manner:
Approve site plan modification plan set dated Nov. 21, 2019 and revisions as described in accompanying
narrative submitted Dec. 16, 2019. With the following exceptions and conditions:
• The off-season boat storage location identified on the layout plan is not permitted.
• Applicant will provide a$4,000 landscape allowance to supplement landscaping as shown on the revised
plan and as per memo dated January 17, 2020 from LA Group. Final locations, size, species to be
determined by the Chair.
• Relocation of a portion of the shared vehicular access for adjoining residential neighbor use only per
revised drawing submitted via email April 17, 2020 from LA Group.
• Additional "do not enter/residential driveway" signs are to be located at the entrance of the driveway
from Union Ave. and at the south end of the parking lot leading to the lake.
• The removable bollards will be replaced with a 12-ft.wide gate with reflective signage on both sides -
"do not block—emergency traffic only" or similar sign. The area in front of the gate shall be kept clear
of snow in the winter and such language shall be included in the revised shared access agreement.
• Revised shared access easement agreement shall include provision for both seasonal and long-term
maintenance of the driveway, and temporary opening of the gate upon special circumstances—such as
large deliveries, moving vehicles, etc. Final language shall be reviewed by the City Attorney and filed at
the Saratoga County Clerk's Office prior to acceptance of as-built drawings.
• Acceptable crosswalk design, placement, signage at the commercial entrance across Union Ave.to be
approved by DOT("crosswalk sketch plan 4/10/2020" conceptually approved by DOT) submitted via
email April 24, 2020 from LA Group. Pedestrian access from the crosswalk to the building shall be
included in the design and approved by the Chair.
• Applicant shall monitor and maintain the long-term performance of its stormwater management system
to ensure that neighboring parcels are not adversely impacted.
• The conditions of the original approval remain in effect unless revised per this modification.
The Chairperson of the Planning Board finds that, in accordance with 7.2.1 I.G City's Zoning Ordinance, the
requested action is not substantive in nature and is not contrary to the intent of the original decision. Therefore,
the request for administrative action, as described above, is approved.
